This is the last Will of George Hodges of Thornbury in the county of Gloucester retired builder.  I give to my daughter, Sarah Ann Hodges, Fanny Staley Hodges, Emma Jane Hodges and Laura Evelyn Ball such of useful household furniture but not pictures or articles of virtue as they may select equally between them.  And subject thereto I give all my seal and personal estate of every kind to my said four daughters and my friend Samuel Stutchbury of Thornbury, gentleman as my Trustees upon trust to sell the remainder of my household furniture pictures and articles of virtue and subject to that payment of my debts funeral and testamentary expenses to invest the proceeds thereof and pay the dividends and interest thereof together with the rents of all my seal and leasehold property (subject to the expenses of keeping such properties in tenantable repair and insured) in the following manner namely first to pay to each of my said daughters for life the sum of fifteen pounds per year commencing from the date of my death and subject thereto to equally divide the income of my entire estate between all my said four daughters my two sons, James Albert Hodges and Austin Edgar Hodges and the three children of my deceased son John (such three children taking one seventh share thereof) for the respective lives of my said children.  And I direct that in the event of the death of either of my said children without leaving issue that his or her share of such income shall devolve upon my other children.  And my said three grandchildren equally.  And at the death of my surviving child I direct my trustees for the time being of this will to equally divide my entire estate between all the issue of my children such issue taking only their parents share including my said three grandchildren.  I appoint my said four daughters and the said Samuel Stutchbury joint executors of this my last Will and revoking all other wills I set my hand this 11th day of July 1900.

This is a Codicil to the above Will of me the above named George Hodges whereas my son James Albert Hodges is occupying a garden and premises of mine at Pullens Green and I am under a guarantee to Messrs Dimsdale’s Bank in five hundred pounds for him.  Now I direct that my said son shall not take any part or share in my estate until he shall have given to my trustees possession of the said garden and premises and shall have discharged my said guarantee and in the event of his not complying with either such condition I direct that the share of my said son in my estate shall devolve upon my other children and grandchildren named in my said will and for this purpose I limit him to six calendar months from my death I revoke the appointment of the said Samuel Stutchbury as my trustee and executor and in his place I appoint my son Austin Edgar Hodges and in the event of my said son James Albert Hodges complying with the above conditions in both respects I appoint the said son Austin Edgar Hodges to be trustees and executors of my will and of this codicil with my daughters named in my will in place of the said Samuel Stutchbury and in the event of my said son not complying with my said conditions in both respects I appoint my said son Austin Edgar Hodges to alone act with my said daughters as my trustees and executors in place of the said Samuel Stutchbury.  In all other respects I confirm my said will dated 23 June 1902.

This is the second Codicil to the above written Will of me the above named George Hodges whereas since the execution of my named codicil my said son James Albert Hodges has become further indebted to me in the sum of one hundred and fifty pounds being the purchase money of the said garden and of mine at Pullens Green I have sold him.  Now I revoke the limitation I have made in my said will for my said son to repay my estate the said sum of £500 which shall also include the said sum of £150 within six calendar months from my death and in lieu thereof I direct that my executors shall extend the time for such repayment by my said son of £650 with interest at four per cent per annum to such time as they in their absolute discretion shall deem expedient.  And until such repayment of the said sum of £650 and interest my said son’s share in my estate shall remain charged with such sum of £650 and interest.  Now I also direct that my said son James Albert Hodges shall be executor of my said will along with my other children immediately on my death without reference to the indebtedness to my estate as referred to in my said codicil.  In all other respects I confirm my said will and codicil dated 16th day of February 1905.
